<strong>Description of item of real estate with five independent houses</strong></p>
<p>The building plot, whose extent is 4.200 mÂ², is located in Vurvuru, on the peninsula of Sithonia in south Chalkidiki.<br />
It is amfitheatrical, surrounded by nature and with panoramic view to the Sigitican bay, the island Diaporo with it&#8217;s smaller islands and the third peninsula of Athos. The distance from the sea is approximately 300 m, while the beach is of exceptional beauty and sandy as well. As is known, Vurvuru is famous for itâ€™s beauty, itâ€™s green nature and the clarity of the blue, sandy beaches.<br />
<img class="alignleft size-medium wp-image-251" title="7" src="http://imoti.interlogic.bg/wp-content/uploads/2009/10/7-300x225.jpg" alt="7" width="300" height="225" />The south-eastern and the south-western side of the building plot have got a view to the mountain â€œItamosâ€.<br />
The five maisonnetes, which are constructed, are private and the only places used in common are the entrance of the building plot and the road that leads to the private open-air parking of each house.<br />
From each parking, each owner from a different staircase, enters to his yard, extended from 350 to 500 mÂ².This place will be given complete, with the watering system in function (watering with pop up) through pressurize system and also sown with false grass. Each yard has got a barbeque with a kiosk 3,5 Ã— 3,5 m, with ground covered in stone, water supply and lighting.<br />
Also, an outdoor lighting of the yard will be placed, controlled from the inside of the houses.<br />
On the upper three houses, the yard (due to the walls) dispose also fencing withÂ  rails of aluminum.<br />
The maisonnetes are two-storied, 90 mÂ²each one without the balconies, and they also dispose a storage place, approximately 10 mÂ². The first floor contains a living room with a fireplace, a kitchen, a WC and a small storage place under the stairs. The second floor includes two rooms with balcony, a bathroom with loft and a corridor. All rooms are very bright and have got French windows and normal windows. <img class="alignright size-medium wp-image-250" title="6" src="http://imoti.interlogic.bg/wp-content/uploads/2009/10/6-300x225.jpg" alt="6" width="300" height="225" /><br />
All floors are covered with tiles of importation (Italian). The embrasures are all opening and inkling, while the shutters are made of aluminum, whose colour is wood imitation, and they are electrostaticly painted. The external doors have got security system, and their colour is the same as the shutters. The rails on the balconies are also made of aluminum.<br />
The houses contain full alarm system (radar and embodied magnetic traps). Also sound system and system of fire alert.<br />
The kitchen is our obligation, after agreement with the buyer. Full heating with boiler of blowlamp, panel bodies, petroleum reservoir, boiler of hot water. Also water reservoir, with pressurize system.</p>

<p>What we were taught by Hippodamus,<br />
<span>the most renown among the ancient Greek architects. It was he             who made roads intersect and created urban housing blocks.             He had introduced the concept of neighborhoods by placing             one house next to the other, accurately and logically inserting             among these housing blocks: squares, dwellings, temples and             buildings. He ensured proper water supply and directed the             cities to face north so that the homes would be warmer in the             winter and cooler in the summer. He dreamed up cities with             social layouts and divided land into public, private and sacred             sections. He made sure that the premature urban environment             safeguarded the continuation of the traditions and values that             characterized the ancient Greek cities. All that the father of             urban planning taught usâ€¦.</span></p>
<p><strong>A complex of 50 traditional stone houses and apartments at Psakoudia Chalkidiki. Orion preserves all the traditional elements and         includes all the modern luxuries.</strong></p>

One of the Sofia Gardensâ€™ main ideas is to create a unique atmosphere and to combine the luxury and the facilities of a cozy apartment with the modern internal architecture and the tremendous mountain view of the Vitosha outskirts.<br />

<p>The eastern of the three peninsulas of Chalkidiki at the north Aegean Sea is known internationally as the paradise of Greece. The land of Athos, after thousands of years of land, sun and sea fermentation, holds the magnificence of nature.</p>
<p>Pine-clad forests, evergreen mountains, olive trees, vine fields, steep rocks, a variety of creeks with amazing beaches, comprise the expression of the Athos peninsula natural environment. The sunâ€™s light and the clarity of the sea are elements unique in Europe. The peninsula itself is a rich historic monument, with the most important architectural tradition and the inexhaustible thrills of the cultural and Byzantine elements. Past and present, historic memory and living presence cohabit at the Athos peninsula in a harmonic and fertile conjugation.</p>

In the ante-room of the Athonian city, near the ancient Akanthos (IERISSOS) and on the upper side of the Xerxeâ€™s canal, near the bay â€˜Provlakasâ€™ of the municipal department â€˜NEA RODAâ€™, was placed and designed the â€˜NIREAS MODEL SETTLEMENTâ€™, named after the most ancient god of the sea.<br />
The model settlement is being built in accordance with the N 1947/91 about private urban planning and construction. The build factor in effect is 0.13 and the resentage of communal spaces is 65%.</p>

<p>The settlement is being built on a terrain with altitude differences, ranging from +5m from the sea level at itâ€™s lowest point ton +65m where the settlementâ€™s main entrance and first building block are.<br />

-Small shops<br />
-Beach modulation<br />
-Sidewalks network<br />
-Communal green planting areas, children playgrounds<br />
-The suggested independent residences are adaptable and can satisfy all needs.<br />
-The settlement is ruled by firm observance of the architecture style, with punctuality and detail for the construction.<br />
-The residences area vary from 60 mÂ² up to 260 mÂ².<br />

<p><strong>SETTLEMENT ADVANTAGES: </strong></p>
<p>The virgin natural environment, the picturesque villages with the traditional architecture of their houses, the hospitable residents and the organized nearby areas compose the beautiful scenery around the settlement.<br />
The city of Ierissos (ancient Akanthos), very close to the settlement, is a touristic hub with international communication networks, easy accesses and organization covering even the slightest area needs.<br />
The city of Ouranoupoli, close to the settlement, is an important touristic meeting area.<br />
The Nea Roda Municipal Department, next to the settlement, with the picturesque little port at the most narrow part of the peninsula, provides itâ€™s own characteristic style. It is an ideal outport with a genuine traditional physiognomy.<br />
An urban development project, studied with sensitivity towards the human relationships and respect of the natural environment, in order to promote balance and development for nature and human as well.<br />
The settlement is 115 klm from â€œMAKEDONIAâ€ airport of Thessaloniki, and it is connected with the latter completed road network.</p>
